What's New

Overall data improvements have been made to property data and search filters!

We’ve also released four new lead types: 

  • Assumable Loans
  • Negative Equity
  • Pre-Probate 
  • Private Loans

Assumable Loans are houses where the loan (and its terms) can be transferred to a new owner. These are great opportunities for retail buyers and agents when interest rates are high.

Negative Equity leads are homeowners who owe more (on their mortgage) than their property is worth. Also known as "underwater" or "upside down" homes, these distressed sellers are excellent short sale leads.

Pre-Probate are properties where an owner has recently passed away. They often turn into Probates, with new owners who don't want to maintain them.

Private Loans are properties purchased in part (or in whole) with money from a private lender. Private lenders are often rich individuals who will fund real estate investments with better terms than hard money lenders.

But that’s not all…

Foreclosure Filters have also gotten a facelift: 

  • Foreclosure Status (new)
  • Opening Bid (new)
  • Notice Type (new)
  • Notice Date (new)
  • (Auction Date unchanged)

Under “Foreclosure Status” you can search for Preforeclosures, Foreclosures, Auction, and REOs. 

With “Opening Bid” and “Auction Date” you can laser target auctions by auction date and opening bid amounts. 

With “Notice Type” you can search for specific documents like Lis Pendens and Notice of Default and then search by “Notice Date” to identify when those documents were filed. 

Note: Lis Pendens and Notice of Default both indicate a Preforeclosure (different states use different document names). Likewise, Notice of Trustee and Notice of Foreclosure both indicate a Foreclosure, but different states use different doc names.
