There are many advantages to wholesaling real estate: it requires little to no money to get off the ground; you don’t actually own a property and the risks associated with it; it can be done in any community; and it’s profitable.
So how profitable are we talking?!
You may be a beginner real estate investor looking to choose a real estate method that’s right for you.
Or, you may be a real estate investor with deals under your belt looking for another revenue stream.
Either way, you're likely wondering how much you’ll get paid as a wholesaler and if it's worth your time — which is exactly what we’ll break down in this article.
Let’s get started!
Simply put, the salary for a real estate wholesaler comes down to how much you're willing to hustle.
Here's what I mean.
Wholesalers are typically paid 5-10% of the property's sale price.
So, let's say you sign a wholesale contract for $200,000 and flip the contract for 10% more to a seller. In this specific case, you'll make anywhere between $10,000-$20,000.
Or, if you sign a wholesale contract for $100,000 and find a cash buyer, you can expect to bring home anywhere between $5,000-$10,000.
So that's why I say it comes down to how much you're willing to hustle. With the right networking, properties and list of cash buyers, it's not impossible to make $100,000 wholesaling or even more.
If you’re a beginner real estate and this sounds like something you'd like to explore further, you may be wondering …
Wholesaling real estate is when an investor, like yourself, enters into a contract with a homeowner and then markets that property to other potential buyers.
Then, once a new buyer is found, you as a wholesaler will assign their rights under the contract to the new buyer.
So you’re not buying and selling the property; you’re acting as a middleman, selling the contract and bringing together a seller and a buyer.
That’s why a real estate wholesaler is thought of as an unconventional property seller.
Wholesaling can also differ from state to state, which is why we've made guides for specific states, including:

Like other forms of real estate investing, how much you make as a wholesaler this year will depend upon your ability to hustle, your network, your lead generation strategy, and more. With a good strategy in place, there's no doubt that you can make a full time income by wholesaling real estate.
